I am tired of my boat taking up 2 1/2 spaces out of 3 in my garage. Does anyone here keep their boat in storage? If so where? Is it safe? I remember Greg having some problems.
Thanks.

same problem here. Since my boat's been in a shop for the last few weeks, I have been able to see what a great garage that I used to have! I'm going to do the storage thing from now on too (but I am going to hate spending that extra $100 every month..)

check out parker, it's a bit cheaper from my understanding. If you go through needles, it may be cheaper, though "River Toys" storage is about a 100 bucks.

I would like to keep it local. I still boat at Mead mostly. I live on the west side and the only storage place that is nearby on West Flamingo has been full since before November and I am on the waiting list. I might look into Boulder City.
You might check out "Stow Away" in Henderson (just N. of the corner of Lake Mead Dr. & Olsen, Lake Point Market/Boat & Car Wash/Chevron is on the corner). Had my boat there for 2 years with no problems. They have garages & out door spaces. Only 15 min. from Lake Mead.

I wish I had space in cali, but not for now. a good place would be on the outskirts of Riverside, close enough to LA to work on the boat yet far enough out of LA to not tow the boat through the traffic.

Nobody in my area had indoor space large enough. So I just built a 30x40 garage in the back yard.

I don't have a "boat" stored there, but I have a bunch of "shit" stored at Warm Springs RV and Mini Storage, 565-9500, off of Sunset and Gibson next to the cement plant. They were a good $10 - $20 /month cheaper for my spot than anyone else. Haven't had it long enough to know about the safety factor though.

I think Greg's garage is 120' deep and 70' wide in that Mansion of his.
I used to store mine at a place called Malibu Valley Mini storage. Its off of valley view and Russel. You can see it from the 95 freeway on Russel Road.

Kevin - your right, it sucks in the Desert. Clean air, MX out of the driveway, few stop lights and only 2.75 hrs to Havasu.
PS - no storage fees or getting your boat ripped off.
Hopefully you'll have your boat out next time we go.
Later.

THOR, Â*Thanks for your PM, sent you five stars!
Everyone,
This is not the first time that storage has come up as an issue in Las Vegas - we need to address this issue by building some boat and rv friendly units and either sell them as condos or rent them out!
This past weekend I was in my 55 foot bay in Havasu, a guy I had met last season asked me if I wanted to sell my six bays..... Â*the last bay that sold in the facility went for 50% over what the owner paid for it a year ago.... Â*Can you say demand, I have a waiting list of six people who are all ready to send a check - regardless of the price. Â*If I had twenty bays of 40 feet, I could rent them all on one or multiple year leases. Â*Unfortunatly it takes initial capitol and I am tapped out - lets get creative! Â*I know LM1 and I are interested in starting something.

What would it cost to build them? What about an LVHB partnership?
kc0000
02-05-2003, 12:48 PM
Costs.... I think we would first need a piece of land, paid for, then a commercial construction loan to get things going. I would estimate 10-12k per 40 foor bay for a facility

KC, every time that I think of storing my boat, I joke to myself that it would be cheaper to build a facility than to rent a space!!! I'm definitely curious and open to this type of investment and, schedule permitting, I could supervise it (I build high end custom homes). As with anything, it comes down to timing and money....

I had a choice of either building a storage facility in Needles, or buying the yogurt store in Laguna, well, you know which one I did and I hate it!!!!! A guy did build a storage place in Needles and has a waiting list to get in! DICK! Oh well. There is definitely a demand for a BOAT specialized storage facility in Sin City, built for boaters, by boaters!!!!!!!!!! Let me think of how I can help.
Did I mention I'm moving there in March!!!!!!!!!!!!!!!!!!!!!! Look out Vegas. http://www.lasvegashotboats.com/iB_html/non-cgi/emoticons/biggrin.gif

RL, I thought you were moving to Temecula, or someplace like that. Welcome to dirt town. When you planning on moving here?
kc0000
02-05-2003, 08:09 PM
OK, lets do this......
We need to pony up some cash, buy a chunk of land in the middle of no place, like between Las Vegas and the lakes, form a partnership with ability for others to buy in, and then pull our credit lines to obtain a construction loan....
Figure four to six months for site selection and permits, nine months for construction before our bays are ready and we have our first tenant. It will be negative for at least ten years, after that the storage bays are pure income and we need to invest again....
or we build and sell as commercial condos....
Havasu is very fat with storage but there is no vacancy for high quality storage, keep in mind, "if you build it they will come"
The audiance is the afluential individual such as LM1 who wants/has a boat but is restricted by his home owners association rules that prevents him from parking the boat in his drive, also LM1 does not need the hassle of towing the boat for long distances, which also means that he will pay somebody to maintain and tinker with the boat hence he does not need it close by so he can work on it between dinner and bed time for the kids..... following me.....
Think about it.... KC

If you are looking for commercial land here in Vegas in a decent neighborhood with utilities anywhere nearby, you are looking at spending $12.00 to $16.00 per square foot. So for a 3 acre parcel you are talking about 1.6M just for the land. You still need to stub in utilities, & build the stalls. I do not know how feasible this is, but If it could work I would love to be a part of it.

Outcole'd,
I'm a project manager for R.W. Bugbee and Assoc. I am currently building a $4,000,000+, 14,000sq. ft "residence" in Queensridge (by the Suncoast casino). I noticed a post of yours a few days ago and your website, SMLV (?). I assume that's Superior Moulding? I actually have bought some of your trim for my house in the last few weeks! And I was a finish carpenter before managment, so I still do side work here and there. I used some of your faux columns and crown for a Red Rock home last month.
