Man, there isnt a day go by I dont think of the beach. Day dreaming about going to the lake or playing in the salt water is what keeps me going over here!!

Pool & pool enclosure is going in first, then the pad for boats. Rear of house to the lot line in back is 160 feet... Wife doesn't want wood, so we're pricing wrought iron with brick posts. :insane:

You may not have to worry about the Vegas HOA's, but now you have to worry about being raped by home owners insurance in Florida:eek3:

$2300/yr for insurance, that includes 2% hurricaine deductable. USAA, one of the perks of the military.

You're right, that's not too bad for Florida insurance. That is a nice perk.

Chris, I just overflew the area on a flight out of Houston to Columbia. We where kept south and covered the entire coast up to Pensacola. It is beatiful, thousand of small islands with beaches, and lots of semi intracoastal ways. Looks like you found paradise, congrats!

Just wait until, heaven forbid, you need to file a claim. At that point your pres. telling you he feels your pain may not be enough solace LOL ...

Good private insurance is worth it's weight in gold down there. As long as you are 11' above sea level and build with brick or cement and terrazo products most good companies will insure at replacement cost. Just my .02 having watched my neighbors and others suffer when our properties did not insurance-wise in these past few hurricanes.

House sits at 34', not in any flood plains. It's all brick with '06 hurricane codes. The garage door is rated to 180MPH! USAA insures for full replacement value and we agreed on $450K house & 10% content (one of the few that's not getting sued right now). They are also only insuring military members with orders to FL. I'm spending the extra $350/yr for federal flood just in case.
