Found a great place in Boulder City and put an offer on it Sunday. Selling our home in the Northwest ... time to be closer to the lake and better schools for the last kid in the house + do not need all the space any longer.

Off Lone Mtn. west of Buffalo, gated community, 1/2+ acre, long wide boat pad and 12 ft. gate protecting, 2 story, built in 2000, semi-custom, 4500 sq. ft., large pool, spa, all the amenities.

you. About how much are you asking? Can I get a address? I know she has a few buyers looking but thats something you'll have to go over with her. I'm up the street N Grand canyon/gowen.

Are the schools really better in BC. I often wonder about this as I ponder moving back every now and then. The schools suck in certain parts of town.

Do a search on Clark County schools, they post the test scores for the schools there. I'm so glad we picked the area where the High School and Middle School are the top in the county. The data is 2 years old.

Yes, test scores are better, graduation rate is higher and class sizes are smaller. I didn't fully understand the small town effect until I moved here but it really has a positive affect on the kids.

Asking $875k ... already have a realtor.

I'm computer delayed ... no pics for now ... having a CD ROM virtual tour made and pics through my realtor crony. All will be available as of next week. Will post a link (or more accurately, my kids will).

Current home is 4935 Buckhorn Butte Court ... inside Lone Mountain Estates ... 28 homes, gated community, loose CC&Rs and all lots over 1/2 acre. Oversize pool and spa, mature orchard, raised gardens and stone patio, 4 car garage, additional driveway to side of house for boat, backs up to a street and faces the mountains to the west with beautiful views so no other houses in your backyard view, etc. and etc. 4 beds, 4 1/2 baths, large oversize rec room, 2 offices ... one custom with built ins for me, one for the kids, custom tile and etc. throughout ... leaving the stainless in the kitchen and the big screen TV in the living area. We love the place, but is too much for our stage of lives.

620 Valencia Drive in the Bella Vista Subdivision for Boulder ... established community on your left as you drive down the hill toward the lake turnoff. Newer construction on the right side of the road. Nice custom place ... right down the road from where I store my boat.

I looked at the places for sale in the golf course community, but could not find the right combination of house + pool + yard situation. Was my other choice though for established communities.

Agreed on the smaller town quality of life ... it grows on you; and there really are no good public schools in Clark County, just less aversive ones compared to others in the district.

I believe that house was for sales two years ago when we were looking to move to Boulder City. That is a nice area with no through traffic. If remember correctly you get a decent peek of the lake from the north east corner of the back yard.

You're right ... good area and a peek of the lake from the back yard. They were pretty pricey and it has been on the market awhile, but they dropped the price another 50k just recently, and I got them to drop some more so should be a good deal even if the market flattens out or goes south a bit.

They accepted my latest offer today. Now all I have to do is get the current house sold, do some things to that house and get moved over the summer.

Will try to connect for sure once moved ... looking forward to living down there ...
