For the OC boys here, there was a section on the OC register that had the average home prices in OC for the past 1 year. The faster overall increase in property prices was Trabuco Canyon/Coto with an average price of 880,000 and a one year increase of 67%. Unbelievable. All of the places in south OC grew at a very high rate as did the beach cities like Newport, Laguna, Huntington, etc.

I believe it! My sister made 130K on her condo in Trabuco this past year and made an extra 40K in two days of selling it from people up-bidding. Then she bought a house in Rancho, has lived there for two weeks and it's already worth 40K more than she paid for it.

They had an example of what exactly it takes to buy a house in OC (or anywhere for that matter, they just chose OC). They walked you through the process with a real home for sale in area code 92647 (Huntington Beach). They picked a random house. Â*It was 1250 sq feet and was selling for 500K. Â*With 50K down (I think) the couple would have to make 191K per year and will have a payment of $3200 per month. 1250 sq feet!!! What bullshit. It has to stop sometime....this is getting out of control! I am just glad that I am in a house that I can stay in for a long time. Which is exactly why I'm buying a place in Temecula! This will slow down; rates will go up, prices will come down a bit, but I still REFUSE to pay $600K for a shit box of a house. O.C. aint THAT cool. It's a good thing that I really love the Temecula area. My generation is kind of fucked right now if you want to OWN a home in OC.

It may slow down but prices in socal will not stop, nor will they go down. They dipped a little in the early 90's and now are climbing out of control. But, the current prices are limiting the people that are eligible for housing. Markets for housing are cyclical just like anything else, but they will always go up. History repeats itself.

Thor is right...the housing market will plateau then dip a little and find its equilibrium somewhere below the peak - maybe 5% or so...it will stabilize for a time to allow salaries to catch up then take off again. Relax and enjoy the fact that when you retire and want to move out of state or downsize or do a reverse mortgage you'll be set.

Actually, I do love O.C., I was born in San Clemente and basically lived on the sand my whole life so it's hard not to love it here, but I would be moving to the Temecula area even if it wasn't out of control here. I guess I'm getting older but my tastes have changed and I like that kind of lifestyle now.

I bought three years ago. 1800 sqft .56 acre paid 175. remodeled room addition (additional 600 sqft) appraised for 450 last month when I refinanced. In Vegas, we have investors coming in and buying 3-4+ new homes at a time and not even renting them out. Just sitting on them a flipping them in 6-12 months...and making hundreds of thousands of dollars.
