I couldn't tell from the website so I'll ask here, does this family "own" the park, including the buildings, equipment, etc and lease the land from the county? Or, do they just pay the county a lease/operators fee and then run the park but the county owns all of the physical structures?

If they are the concessionaire then when their "concession" contract is up it should go out for bid, right? Are they afraid they will be outbid? Or are they alluding to a desire by this one S.B. County official to toss them? I would think due diligence requires S.B. County to get the best money for the concession rights. Also, if the family didn't recoup the costs of their improvements before the contract expired then that is their own poor business decision. Or so it seems... If they bet that they would automatically receive a renewal of teh concession then they might lose the bet.

Its listed as a park on the S.B. county site. So it looks like they are just a concessionair on county park land. Much like the house boat rentals hotels, marinas etc. on Mead/Mohave. But it sounds like they may have made some facility upgrades at their own expense.

If they made upgrades without the county's permission or any obligation for reimbursement in the event of a loss of concession then again...bad bet. I feel sorry for them, a little, for their naivete.

Red - This is very sad, however not a surprise to me. I had heard this a while back. I hope that they can work something out, as I hate to see the little guy get squashed by the big guy.

Unfortunately for our business climate the little guys get squashed all the time. The bigger companies can come in as a loss leader - doing upgrades and then when they put the little guys out of business there's no competition for the nenewal later on. Tough break.
